People have asked me in the past what the secret is to making a successful no money down offer to a potential buyer. My response is something to the effect of WOWWW, this does not mean I am Amazed at something instead it is my system to ensuring a house deal that requires no money down.
The first W stands for When. Know when to make your offer to the seller. Find out when are they planning on selling if it is in the next few months the urgency will not be there and it probably will not be worth your time to pursue this seller. If on the other hand they are looking to sell right away then you will want to go ahead and act on this as it will be beneficial to you. Most people who are eager to sell are almost willing to take the first reasonable deal that comes across to them.
The O is for Owe, you need to know how much do they owe on their mortgage. This factor will play very heavy in the decision you have to make as to what are you going to offer the seller. If the seller is free and clear of their mortgage then you will not have much room for negotiation as they will not be disparate for the best looking offer.
W is for What, you need to know what the situation is that the seller is currently in. There are several reasons as to why a person would sell their home. Maybe it is a foreclosure, or is the person getting divorced, was the house bought for the purposes of flipping? The more you know going into the sale of the home then the easier it is to make an offer that both you and the person selling are comfortable with.
The third W is for, What is the house worth? Again this is vital information that you need in order to negotiate with the seller in an effective manner. You don't want to make a high offer for a house that is less than the amount you are offering. On the other hand if you make too low of an offer the seller will just ignore your bid and go with someone who is closer to the price they are asking for.
The last W is What does the seller want from the sale. This is not a vital as the other things as the expectations from the person selling will change on a regular basis. If you follow the WOWWW method there is no reason why you should not be able to get what you want out of the sale and the person selling will get what they want.
