Before purchasing a house you need to be able to accurately estimate the total cost of the rehab needed on the house. All rehabs will cost more than you estimate. If you factor this into the purchase price you can still make a profit if there are cost overruns on the rehab. You should target to make at least $20,000 in profit on any house that you flip. This allows you to absorb any increase in the cost of the rehab while still making a profit.

House flipping is a quick way to earn cash in real estate investing. You can use the money as income or you can use it as the down payment to purchase long term rental properties.
